The Panamanian real-estate market is one of the most dynamic in Latin America. Competitive prices compared to European standards, rental yields of 5–8.5% (2026), the dollar as currency and the possibility of purchase by foreigners without restrictions.

Investing in property in Panama can also qualify for the Golden Visa ($500,000) or the Friendly Nations Visa ($200,000). A move that combines yield, capital gain and a route to residency.

Purchase taxes

ITBMS (VAT) 2% on the sale price for luxury goods. Exemption up to $120,000 for basic goods.

Property tax

Real-estate ownership tax: 0% up to $120,000, progressive above (up to 2.1% over $700,000).

Capital gains

Real-estate capital gains taxed at 10% only if sold within 2 years. After that, full exemption. Foreign rental income: 0%.
